Demolition, in plain terms

Demolition sounds like the simplest thing on this list and is usually the one with the most steps hidden in it. Breaking something is quick. Deciding what is underneath it, separating what comes out, getting it off the property, and leaving the ground in a state somebody can use is the actual work.

The hauling is the part almost everybody underestimates. A shed that takes an afternoon to take down can take longer than that to load and move, and a concrete slab weighs far more than it looks like it should. The volume of material coming off a site is what shapes the schedule, not the breaking.

From the walk-through to the finished ground

STEP 01

Work out what is in it and under it

Services, tanks, footings, what the structure is made of, and whether anything needs disconnecting or locating before a machine touches it.

STEP 02

Take it down

Broken out in a controlled order, keeping the site workable and everything that is staying — fences, drives, trees, the house — out of the way of it.

STEP 03

Load and haul

Material off the property. This is usually the longest part of the job and it is the part that decides the timeline.

STEP 04

Backfill and grade

Voids filled in lifts and compacted, the ground brought back to grade, the site left flat, clear and safe to walk on.

Questions

Demolition: common questions

Do you haul the debris away, or do I arrange that?
It is hauled away — that is part of the job here rather than an extra. A demolition that ends in a pile on your property has moved the problem into your yard. Make sure any quote you compare this against says the same thing, because that is where estimates most often differ.
Can you take out a concrete slab or an old driveway?
Yes. Slabs and old drives are broken out, loaded and removed, and the ground underneath is graded rather than left as a scar. Thickness, reinforcement and access all change the job, which is why it gets looked at on site.
What happens to the hole after a pool comes out?
It gets backfilled in lifts and compacted as it goes, then graded to match the surrounding ground. Filling a pool void in one go without compaction is what produces the sunken rectangle you sometimes see in an older yard a few years later.
Do I need a permit?
That depends on the structure and on your jurisdiction — Jefferson County, St. Louis County and the individual municipalities do not all treat it the same way, and this site is not the place to guess on your behalf. Ask at the walk-through and we will tell you what we know and what you need to check with your county or city.
