What the dirt does in this part of the county

Arnold’s defining feature, from a ground-work point of view, is water. The city sits at a river confluence and a substantial part of it is in or near the Meramec floodplain — an area with a long, documented history of flooding and of property buy-outs following it. Even well away from the mapped floodplain, that low, flat river-bottom ground drains slowly.

The rest of the city climbs out of the bottoms onto the bluffs, so a great many Arnold properties have both: a flat, slow-draining section and a slope feeding water into it. That combination is the classic drainage call. Water arrives faster than the low ground can take it away, and it ends up against whatever is standing in the low ground.

My yard floods every spring. Is that fixable?
Sometimes fully, sometimes only partly, and an honest answer needs somebody standing on the ground. Water that is simply arriving too fast from uphill can usually be intercepted and routed. Water that is there because the whole area is low and the river is high is a different problem and no amount of regrading solves it. You will be told which one you have.
Do I need a permit for grading or fill in Arnold?
